After showing up 4 hours late, he spent less than 2 minutes inside our totally renovated house and appraised it way under sale price. The comps he used were 12 month old from over 1 mile radius, the comps were not full gut rehab homes,tried to kill the deal for buyer and seller, never respond to any emails nor txt messages. DO NOT HIRE THIS GUY !!! BE AWARE!!!

Karl charged double $800 for appraising, almost double charged bynormal appraisers. He was in property for couple of minutes and gave sales and comparables which were not from zip code and more than 24 months old. when we called him suggesting the v low appraised rents, he refused even to talk and was very rude. I don't know how State gives license to such incompetent and subborn people.

Karl took comparables that were not even in my zip code, were over 8 months old 11/2015 (not its 7/2016 and purposfully chose to look at properties that were short sales or slums with very low values. A quick search online found many more comparables on my block that were more recent and valued higher. He doesnt do his job correctly or competently. I think he uses the same comparables for each job and just copies them in to get the job done faster.

This appraiser included the wrong purchase price on the appraisal report of the home we were looking to purchase - his incorrect price was $140,000 less than what we agreed to pay for the home. He then appraised the home to the incorrect purchase price and used comparable properties that had 1 less bedroom and 1.5 less bathrooms. He spent less than 5 mins in the house looking around and when we complained about his sloppy work, he couldn't even remember if he had been in the house and said he hadn't gone inside, although we know he did since the realtor met him there. Totally screwed up the purchase of our new home and has cost us a lot of $$ to fix his error. Really disappointing and sloppy work!
