I have never been so frustrated in my many years of financing and refinancing a home loans.  I have had very thorough and not so thorough appraisers value my properties like Kenneth Vega who recently reported inaccurate information on my appraisal.   I am currently doing a simple refi through my existing lender who ordered an appraiser to perform a valuation of my property.  Kenneth Vega was the appraiser who came to my home.  Upon receiving the appraisal I found a huge discrepancy in his valuation of my condo and two parking spaces.  I own two parking spaces, he reported one.  My parking spaces are worth $45K to $50K each and are deeded and not assigned. Both parking spaces has its own separate PINs. You can find the two parking spaces on the Cook County Property Tax Portal, which Kenneth Vega claims he could not locate and refuses to correct his inaccurate appraisal, even though the information is clearly on the Cook County website.  The cost of the appraisal was $580, and I have spent exhausted evenings sending email communications to my lender that there is an error and requested a reconsideration of the appraisal.  I thought the appraiser Kenneth Vega would acknowledge the error and simply correct it.  I sent proof of my real estate tax bills for the condo and two separate parking spaces only to receive another email communication from my lender that the appraiser claims I only own one spot.  It's insane that the appraiser keeps telling my lender that I only own one parking spot even though I clearly own two. I'm going on two months now of trying to resolve this matter and the appraiser refuses to correct it. I am now faced with requesting another appraisal at an additional cost of $580.  An appraiser such as Kenneth Vega has no business appraising anyone's home if he can't report accurate information or correct his error, which is the ethical thing to do. People need to report appraisers who refuse to correct their errors and think that the Errors and Omissions Insurance will protect them. I have spent many hours communicating via emails and phone calls to my lender that the appraisal is still incorrect and the appraiser refuses to revise his report. This is resulting in a $50,000 valuation discrepancy and affecting my overall loan process. The moral of my experience here is to beware of appraisers like Kenneth Vega.   A frustrated homeowner!
