This is evidenced by the clear fact that the numbers in his reports often deviate by hundreds of thousands from industry norms, favoring his clients rather than objective valuation standards.

His appraisals rely on misleading comparable properties that appear valid with regards to proximity/location but fail to align in key factors like condition, renovations, etc. This selective use of comps allows him to justify manipulated valuations under the guise of accuracy.
