she is terrible. she doesn't know my neighbourhood and yet decide she knows everything.
Yes, it is easy to rationalize a price, it is harder to come up with one that market actually reflects.
Her appraisal cost me thousand of dollars in extra interest I am being charged by the bank. No wonder bank loves her.
