Listed one house 5K below what recently sold in the subdivision because the tenants wanted to buy the house and we offered them a deal but the appraisal by Jefferey Nichols came in 20K below the contract price.  Contacted Jeff, showed some recent sales, and asked why his appraisal was so low. He said used sales from 7 months ago, and told us that if we question his appraisal he will go even lower on the appraisal.  So we lost the contract, buyers need to move out, and we need to list the house again and get another "realistic" appraisal.  Waste of money and time ...
