Mr. Bowman was provided to us by a bank through a third party. He was to come to our house Saturday afternoon. We called him at 1 that afternoon to see his timetable and he notified us he was skiing and would be there after 4. He showed up at 6. When he came into the house, he noted that he forgot to bring paper to write notes. We provided a pen and he found scrap paper in his car. He started walking around the house taking notes on the folded up piece of paper. About half way through, he answers his phone and takes a 20 minute call from what I believe was about a missing lawnmower. After that, he continued to tear apart everything wrong with the house including the driveway easement he refused to believe we had.

When we got the report later, there were multiple items wrong with it. He noted the area as suburban even though we were in the city limits and a mile from the Golden Triangle. Also, all his comparables were terrible. We have a 3 bedroom 3 bath and most of the comps only had 1 bathroom. We had new construction and NONE of the comps had anything new. And he noted in ALL capital letters that we made an EXTRAORDINARY ASSUMPTION about our easement.

We ended up showing the report to a real estate agent and another appraiser and both said it was the worst they had ever seen.

We ended up having to get another appraisal which ended up valuing our house $40,000 more than Mr. Bowman’s assessment.

Overall, he was extremely unprofessional. Unprepared. Ill informed about the area or current market. And overall, produced an inaccurate appraisal.
