Property in a very nice area of Nashville, TN and the appraiser used several comps in Antioch, a much less desirable area.  The property was purchased for $175,000 in a condo complex going up by 7% per year and this appraiser came in at $10K lower than the original purchase price because of using the Antioch properties as comparable sales.  He didn't use a single real comparable listing.
